Nobody likes a vague answer on price. Here is exactly what drives the cost of a septic pump-out around Jackson and the rest of West Tennessee, what pushes a job above the base price, and what you can do before we arrive to keep it low.
WHAT YOU ARE PAYING FOR
A pump-out is priced by volume, access and time
Three things set the number: how many gallons we haul and dispose of, how hard the tank is to reach, and how long the job takes once we are there. Everything below is a variation on those three. We quote before the work, not after.

- If we have to locate and hand-dig a lid, that is time on site. Uncovering it before we arrive saves you money.
- Second compartment or second tank
- Base plus per-tank
- Two-compartment tanks need both sides pumped to do the job right. Some older properties have two tanks.
- Heavy sludge or a tank never pumped
- Base plus extra time
- Compacted sludge has to be broken up and rinsed out. It takes longer than a routine pump.
- Emergency or after-hours call
- Base plus emergency rate
- Nights, Sundays and holidays carry an emergency rate because we are pulling a truck out for you right then.

SIX THINGS THAT MOVE THE PRICE
Why two houses on the same street pay different amounts
- Tank size
- Most West Tennessee homes have a 750 to 1500 gallon concrete tank. Disposal is charged by volume at the treatment facility, so a 1500 gallon tank costs more to empty than a 1000.
- Access
- How close the truck can park to the tank matters. Extra hose runs across a long yard, around a fence, or down a slope add time. Soft ground after rain can add more.
- Whether the lid is exposed
- The single biggest thing you control. A buried lid means locating and digging before any pumping starts.
- How long since the last pump
- A tank on a 3 to 5 year schedule pumps clean and fast. A tank that has gone 15 years has packed sludge that has to be worked loose.
- Add-on work
- Filter cleaning, baffle inspection, riser installation, or a full tank cleaning are separate from a routine pump-out.
- Distance from Jackson

Quotes that are too good to be true
